Razing abandoned, unsafe properties comes with a cost, but removing unsightly blight from neighborhoods increases the safety, value and pride within a community.

The Partnership’s loans provide capital to for-profit businesses and fulfill the Partnership’s mission to support business growth, create/retain jobs and support a thriving economy in the downtown area and all of Marion County.

All of our rentals are spacious and accommodating. We offer single family homes, duplex units, and townhomes that range from three to four bedrooms with one and a half or two bathrooms. Most rentals feature a front porch and include high-efficiency appliances.

Projects

The Excellerator

The Excelerator is a small-business incubator in downtown Fairmont, funded by the USDA Rural Business Enterprise program. We select start-up or emerging ventures based in larger part upon potential fit of a venture’s offering with marketplace needs and the individual’s commitment to develop the critical skill sets for success. The primary criteria used in evaluating prospective clients are that the clients are start-up and/or early stage companies and nonprofit organizations, as well as the client’s potential for future success and growth  These criteria are determined by review of business plan that identifies business opportunity; financial projections; and the owner or manager’s applicable knowledge, experience, and commitment to the process. 

The Excelerator is currently undergoing renovations and will be available for new tenants in the fall of 2021.

Traction Square

In 2009, the Partnership received a series of grants through the US Department of Agriculture to redevelop Traction Square, a cluster of buildings at the south end of Downtown Fairmont. These grants provided funding to place emerging businesses and establish a revolving loan fund to provide microloans to these and other businesses throughout Marion County for capital improvements. You can learn more about that program here. The Partnership implemented a mixed-use development model, placing market-rent housing units in the top floors of the Freight House and Crawford Building. Today these buildings are home of Fairmont’s two fan-favorites, the Rambling Root and Noteworthy Sweets.

West Side Homes

West Side Homes is a project that began in 2017 with a vision to expand the geographic footprint of our affordable housing rentals. In 2018, the Partnership was awarded a $734,000 grant to build four single-family homes for low-income families in the Jackson-Addition neighborhood. After significant delays due to the coronavirus pandemic, construction was completed in early 2021 and all four homes were rented and occupied within 30 days.

Project Y

Project Y is a ~$8 million, 40,000 square foot planned mixed-use development located at the corner of Fairmont Avenue and First Street, a visible corner in the commercial downtown city-center of Fairmont, West Virginia. The building was originally constructed as Fairmont’s YMCA and was later known as “The Moose Lodge”. The Partnership purchased the building in 2009 to continue downtown redevelopment efforts. The proposed programming includes a tech workforce training program, co-working space, entrepreneurial incubator, and mixed-income residential units.
